Key Responsibilities
Defect Program Management
- Own and lead the full defects and maintenance lifecycle across DLP and structural programs.
- Drive efficient triage and timely resolution of issues across all asset classes.
- Ensure seamless collaboration with Azure Build, Sales, Living, and Development teams.
- Champion continuous improvement initiatives across systems, reporting, and workflows.
Customer Experience
- Lead with a solution-focused, customer-first approach at every touchpoint.
- Ensure professional, timely, and empathetic communication with homeowners, tenants, and internal stakeholders.
- Actively reinforce Azure’s values and service standards across all interactions.
Onsite Quality & Compliance
- Oversee site remediation works and subcontractor performance.
- Ensure all work complies with QBCC standards, tenancy legislation, and internal quality benchmarks.
- Uphold rigorous quality control and defect closure processes.
Cost Control
- Manage defect-related budgets, forecasts, and cost reporting.
- Identify cost risks and drive operational efficiencies.
- Maintain financial accountability and minimise unnecessary expenditure.
Safety & Risk
- Promote a zero-harm, safety-first culture across teams and contractors.
- Enforce strict adherence to WHS and environmental requirements.
Reporting & Improvement
- Provide regular reporting on defect trends, resolution times, and costs.
- Analyse root cause data to reduce recurrence and improve construction practices.
- Collaborate with Build and Design teams to implement preventative strategies.
Team Development
- Lead, coach, and develop the Maintenance Team to deliver consistent, high-quality outcomes.
- Build a culture of accountability, ownership, and continuous improvement.
- Ensure knowledge-sharing and skill development across the function.
Supplier & Stakeholder Management
- Maintain strong relationships with key trades, contractors, and suppliers.
- Set clear expectations and ensure performance aligns with Azure’s delivery standards.
- Represent the Build team at settlement appointments, handovers, and Body Corporate meetings.
About You
- Experienced in construction, defects management, or residential property maintenance.
- Strong leadership skills with a background in team and stakeholder management.
- Deep understanding of compliance standards, WHS, and defect legislation.
- Proactive, organised, and focused on quality and customer outcomes.
- Confident communicator who thrives in a fast-paced, cross-functional environment.
